Huntingdale
Huntingdale, at 95 Brompton Road, is the most eastern of the four tallest high-rise apartment blocks in Raleigh park, and was the first of those four to be built. In the last five years it has had its two lift cabins fully rebuilt, its ground floor lobby area refurbished, and all floor lobbies repainted and decorated.

In accordance with new government strata requirements, the Huntingdale by-laws were completely revised over the preceding two years. A full set of the by-laws is available from the Strata Manager, Paul Raine of Strata Partners Pty Ltd, praine@stratapartners.com.au. The Committee has summarised some important aspects as follows.
INFORMATION FOR OWNERS AND RESIDENTS, EXTRACTED FROM THE CURRENT BY-LAWS Cosmetic work by an owner or tenant does not require approval by the Owners Corporation. This includes painting, using hooks or nails to hang paintings, laying carpet, installing cupboards. The Strata Committee should be informed of all cosmetic work being undertaken. Minor renovations require consultation with the Strata Committee. These include laying wooden floors, renovating kitchens, installing power points, updating your air conditioner. These may need 50% approval at a General Meeting. “Annexure A”, an appendix to the by-laws, must be completed and forwarded to the Strata Committee with any application to renovate. The Committee may require the payment of a bond. Major renovations, such as may affect the concrete floor slab or common property, or involve waterproofing, require 75% approval at a General Meeting. Consultation with the Strata Committee is essential. Animals. With the exception of assistance animals, you must not keep any animals in your apartment. Alcohol/tobacco must not be drunk/smoked on the common property, including around the swimming pool. Garages are only for parking cars, not for extensive storage or for general car repairs. Consult the Strata Committee for more information. Laundry. You must not, except with the prior written approval of the Strata Committee, hang any washing, bedding, clothing or other article on any balcony. Garbage. All garbage must be drained and securely wrapped in small parcels prior to placing in the garbage chute. No cardboard! No bottles! Moving. You must notify the Building Manager two days before moving in or moving out. All furniture and other goods must be transported through the car park, not the ground floor. Short-term leasing of your apartment must be notified to the Strata Committee. A bond equal to two weeks’ rent, to cover possible damage to common property, must be paid to the Strata Manager. |
Recent & Coming ProjectsCCTV has now been installed around the building to cover all entrances and the basement. (This has already proved useful in identifying two illegal actions.)
The Huntingdale Swimming Pool & Sauna have been fully renovated. Pool heating has now been switched off (until September). New fobs and garage remotes have been distributed. The old fobs and remotes won’t work now that the new ones are in operation. Extra fobs and remotes are available for purchase from the Building Managers. An Extraordinary General Meeting was held on 4 December 2018 with the following major consequences. Lift Renewal and Levy. The Huntingdale lifts are approaching 30 years old and replacement parts are being phased out by the original provider. We are advised that within five years, maintenance and repair of the lifts will become difficult and expensive, especially in the case of a breakdown. The Strata Committee has obtained quotes for replacement of the lifts with the latest technology suitable for our needs. The EGM approved the committee’s recommendation to accept the quote of the Electra Lift Company for around $409,000, including GST, with work to begin in mid-2021. This will necessitate the raising of a levy, and the EGM approved that this be in the form of a quarterly increase of around $600 on the usual maintenance levies, for a period of three years. The actual amount will depend on unit entitlement, as is the case with maintenance levies. The first instalment of the levy was due on 1 April 2019. The Annual General Meeting was held on 5 June 2019 .The audited accounts for the past year and the budget for the coming year were discussed and an increase in the maintenance levies of 2 1/2 % was agreed to. |
